In the garden, you are welcomed by a large and beautiful swimming pool (10 x 5 m), where you can relax in the sunshine, completely unwind and enjoy the panoramic views across the Tuscan countryside.

The property also features a spacious terrace with a stone-built barbecue and a large dining table seating up to 12 guests, providing the perfect setting for enjoying delicious Italian specialities together in a peaceful atmosphere.

This beautiful and private villa is situated 550 metres above sea level, surrounded by olive groves and oak forests. Its elevated position naturally offers spectacular views across the rolling hills and valleys of the Tuscan landscape.

Villa San Martino was originally an old Tuscan farmhouse built in the first half of the 19th century, characterised by traditional Tuscan architecture. The renovation was completed in 2001, with great care taken to preserve the villa’s original charm and authentic character.

The Villa Interior

The villa consists of two floors and a separate annex.

On the ground floor, you are welcomed into an open-plan and fully equipped kitchen with refrigerator and dishwasher, as well as a dining table seating up to 12 guests. There is also a living room with TV and sofa bed, along with a bathroom.

A staircase leads to the first floor, where you will find three bedrooms. One bedroom features a double bed and an en-suite bathroom with bathtub. The second bedroom offers a double bed and an en-suite bathroom with shower. The third bedroom has a double bed and a mezzanine level with two single beds, providing sleeping accommodation for up to four guests, as well as a private bathroom.

Located right next to the villa, the annex consists of one double bedroom and a bathroom with shower.

The entire villa is equipped with a washing machine, hairdryer, TV, air conditioning and Wi-Fi.

The Surrounding Area

Not far from Villa San Martino lies the village of Castiglion Fiorentino, known for its annual festivals and important Etruscan archaeological site.

Thanks to the villa’s excellent location, you also have the opportunity to explore the nearby region of Umbria, where you can discover fascinating medieval towns such as Perugia and Assisi.

Villa San Martino is the perfect choice for those looking for a peaceful holiday combined with wonderful experiences in both Tuscany and Umbria.

The villa is owned by the Buccelletti family, who run a large estate producing organic wine and olive oil, as well as organising weddings and other events. These activities are managed from the original family estate located just outside Castiglion Fiorentino, where the passionate women of the family are at the heart of the operation. The winery is approximately 3 km from Villa San Martino.

In addition to renting out four villas, Buccelletti Casali offers a variety of experiences, including cooking classes, private chefs, wine tastings and guided tours.
