A Villa with historical roots

The villa is an old stone farmhouse rebuilt in the 18th century on the ruins of an ancient military post at the foot of Castel d’Ernia. In 1996, Villa La Guardata underwent an extensive renovation. The exterior façade remains largely unaltered, while the interior was converted into two independent apartments, La Guardata 1 and La Guardata 2. At Local Living, the villa is rented as a single unit, offering the perfect combination of communal space and the option for privacy.

La Guardata 1 for up to 4 guests - 2 bedrooms and 2 bathrooms

The La Guardata 1 apartment is located on the ground floor and spans 95 m². It features a spacious living room with a fireplace, TV, and dining area that seats all 10 guests. From the living room, there is access to a fully equipped kitchen with a dishwasher, refrigerator, and oven. This floor also includes two double bedrooms, one of which has an en-suite bathroom. Outside, the ground floor offers a veranda with an old hearth that doubles as a grill, along with a garden table seating 8-10 people.

La Guardata 2 for 4-6 guests - 2 bedrooms and 2 bathrooms

The La Guardata 2 apartment is located on the first floor and also spans 95 m². It includes a living room with a sofa bed, a kitchen with a dishwasher, refrigerator, and oven, and a spacious dining area. This floor has a bathroom with a bathtub, one bedroom with two single beds, and another bedroom with a double bed and an en-suite bathroom. The first floor features a covered terrace with dining space for 6 people and a stone grill.

Outdoor area with pool

The villa’s garden is located on a lower level than the house and boasts a large pool measuring 10 x 5 meters, offering stunning views of Castiglion Fiorentino. The garden is surrounded by beautiful Mediterranean plants and several cozy outdoor areas with barbecue facilities, ideal for enjoying Italian delicacies in the open air. The outdoor spaces provide an ideal setting for relaxation and a break from the hustle and bustle of everyday life.
