Villa Ginepraia accommodates 18 guests across 9 bedrooms, each with its own private bathroom. The villa sits high on a ridge surrounded by fields, woodland edges and open horizons, where silence is a natural part of the experience. This is a beautifully restored Tuscan villa where detail, atmosphere and comfort blend seamlessly – created for guests seeking peace, space and a holiday in truly relaxing surroundings.

Outdoor areas

Villa Ginepraia is surrounded by a large green garden, where the outdoor spaces feel like an extension of the house itself. Here you will find a beautiful infinity pool (10 x 5 metres, 150 cm deep), which can be heated in the shoulder seasons and is positioned to face the rolling Tuscan landscape. You can enjoy the view whether you are swimming or relaxing in the shade on a sun lounger.

On each side of the villa, covered pergolas with large tables invite you to dine outdoors throughout the day – in the morning sun, midday shade or warm evening light. You will also find a stone oven and barbecue, perfect for shared meals and long evenings with good food from the local market and a glass of local wine.

The villa has two separate parking areas and plenty of outdoor space, making it easy to spend time together while still finding privacy when needed.

Interior of the Villa

Villa Ginepraia has been carefully renovated so that the classic Tuscan style shines through – soft colours, stone floors, exposed beams and rooms that feel warm and welcoming. The villa consists of two apartments, but an internal staircase connects them when rented through Local Living, giving you full access to the entire property.

On the ground floor, you are welcomed by two living rooms, two dining rooms and two kitchens – all with direct access to the garden. This layout provides a rare flexibility: you can gather as one group or create smaller, cosy spaces depending on how you wish to enjoy your holiday. All rooms on this floor are bright and open directly onto the garden.

The ground floor also includes two bedrooms with private bathrooms, each with direct access to the outdoors, as well as an additional guest toilet.

On the first floor, you will find 7 bedrooms, all with private bathrooms. The rooms vary in size and character, but all feature air conditioning and soothing, muted colours. One of the rooms functions as a master suite with a private sitting area – ideal for a family with children or teenagers who would like their own space.

Both kitchens are equipped with everything you need: ovens, refrigerators, dishwashers, toasters, food processors, microwaves and washing machines. Cooking together is easy, no matter how many you are.

Villa Ginepraia is perfectly located in an area where nature, wine and culture come together in a wonderfully effortless way. In a short drive, you can reach Bolgheri and Castagneto Carducci – two of Tuscany’s most charming wine towns, known for their wine bars, small shops and welcoming trattorias.

When you a want a day by the sea, Marina di Bibbona is within easy reach, offering wide sandy beaches, pine forests and calm waters ideal for families.

Within an hour, you can visit Volterra, San Gimignano and several other historic towns the region is known for. The Macchia della Magona nature reserve is close by and perfect for hiking, mountain biking or a peaceful afternoon walk.
