Villa delle Rose accommodates 16–18 guests across 8 bedrooms. The villa is set in the rolling hills of Visignano near Firenzuola, between Florence and Bologna. The property is a carefully restored farmhouse where the authentic Tuscan atmosphere has been preserved with great respect for history, while comfort and functionality have been updated to modern standards.

Outdoor area

Villa delle Rose is surrounded by meadows and forest and offers plenty of space for both relaxation and activities. The natural swimming pool (5 x 10 m, depth 1.06–1.50 m) enjoys a beautiful view of the landscape and is surrounded by a sun terrace, loungers, and greenery. The pool has a gradual slope with no steps, making it ideal for all ages.

In the garden, you will find a covered veranda with a large dining table, barbecue, and pizza oven – the perfect spot for outdoor meals and long summer evenings.

For those who enjoy being active, the villa offers a fully equipped gym, a children’s playground, table tennis, billiards, and a selection of mountain bikes available for guests. You can also enjoy the villa’s own vegetable garden, where you are welcome to pick seasonal fruits and vegetables. The variety depends on the time of year and weather conditions, but please take only what you need so future guests can enjoy it too.

Interior of the villa

Villa delle Rose consists of four buildings, creating a small and atmospheric property in the middle of nature. The interiors are classically Tuscan, featuring wooden beams, stone floors, fireplaces, and warm colors, while offering modern comforts such as air conditioning and Wi-Fi throughout.

The main house is the heart of the villa and the central gathering place. Here you will find several living rooms with sofas, fireplaces, televisions, and a writing desk, as well as two large kitchens – one with a fireplace and cooking island, and the other in stainless steel with a gas stove – providing plenty of space for preparing meals for everyone. On the ground floor, there is also a dining room and a guest bathroom. The first floor features four bedrooms: two double rooms with private bathrooms and two adjoining rooms – one with a double bed and one with two single beds – that share a bathroom.

The second building, located just a few steps from the main house, has its own kitchen with a fireplace and a cozy living room. On the first floor, there are two double bedrooms, both with private bathrooms and direct access to the garden.

The former barn has been transformed into a charming guesthouse with a double bedroom and bathroom on the first floor. On the ground floor, there is a small living area with a sofa bed and a kitchenette – perfect for guests who prefer a little extra privacy. The 17th and 18th guests will sleep on the sofa bed here in the old barn.

The smallest house is a bright and simple annex with a living area and bathroom on the ground floor and two single beds on an open loft.

The villa is located in the heart of the Apennines, making it an ideal destination for those who wish to combine peace, nature, and culture. From here, you can take day trips to Florence, Bologna, or spend a relaxing day at Lake Bilancino, where swimming and water sports are possible. Not far from the villa flows the Santerno River, perfect for fishing and swimming during the warmer months.

In the nearby hamlet of Visignano, about 1.7 km away (a 30-minute walk), there is a small shop selling local products. The village is quiet and authentic, with little else besides, but you are always welcome to ask the owners for local tips.

The nearest town, Firenzuola, is 20 km away and offers restaurants, cafés, and shops. The owners are also happy to help arrange horseback riding, cooking classes, private dinners, or local excursions upon request.
