This beautiful villa of 161 sqmn is located on a property of 3 acres of olive groves, fields and vineyards.
The property consists of the lovel villa named Agrirosa and the villa occupied by the welcoming owners. Both houses are independent and very private with their own private independent access road.
Villa Agrirosa is a spacious, well equipped and comfortable house, with exposed beams, arches and terracotta floors and it is furnished with antiques.
The main entrance to the house is through a covered veranda, furnished with sofa and armchairs. On the ground floor there is a living room with fireplace, sofa, armchair and tv; bright dining room with two French windows opening onto the garden. A fully equipped, rustic country kitchen furnished with oven, 5 rings cooker, microwave, American coffee maker, espresso machine, fridge with freezer, toaster and dishwasher.
On the ground floor there is alos one double bedroom (queen size bed) with tv, fan and with ensuite bathroom with shower. Toilet. In the bedroom on ground floor you will find a aircondition, which is a extra cost if it is used.
On the first floor there are 2 double bedrooms each with ensuite bathroom with shower amd one twin bedroom (*1 single bed 1,20 mt + 1 French bed 1,40m) with ensuite bathroom with shower.
All bedrooms have their own TV and the rooms on the first floor also have mosquito nets.
Guests have the exclusive use of the garden and pool (5x10 mt – 1,40 mt depth) furnished with deck chairs and sun umbrellas. Near the pool there is a covered outside dining area in panoramic position with BBQ.
Washing machine, fans, ping pong table, covered car parking are available.
The welcoming owners have their own vegetable garden and guests are free to pick vegetables and they can offer you to prepare a typical Italian breakfast and also dinners can be arranged with the owners own cooking. This is on request and for an extra charge.
The village of Monte San Savino is just 4 km away, with good restaurants, bar, grocery shops etc.
Arezzo is about 27 km away from the house, while Siena is about 45 km away.

The price is incl. gas, water, electricity, gas, internet, cot, bed linen and towels.
The swimming pool is open during the period 22/04 - 07/10. If weather is fine the pool will be kept open until mid October.
Paid locally:
Deposit: 300 euros (cash).
Final cleaning: 120 euros
Extra bed: 70 euros per week
Extra cleaning: 12 euros per hour
Air condition: 0,70 euro per kw.
Cot and high chair free on request (2 cots and 2 chairs).
Chef service on request for a minimum of 6 persons for dinner and breakfast.
Pets are allowed on request: 30 euros per pet (max 3 dogs are allowed).
ATTENTION There is a tourist tax, which is a small amount to be paid directly at the country house upon arrival. The tourist tax is expected to be approx. 1 euro per person per accommodation (excluding children) and a maximum of 10 days
