The villa's interior

Villa Il Granducato is a 270 m² villa, beautifully situated with views of the surrounding countryside and nearby mountains. The villa has recently been restored with sustainability in mind. It is modern and elegant, while the owners have successfully preserved its authentic character. Il Granducato is a solid brick building dating back to the 18th century.

The villa consists of a ground floor with a spacious living room featuring a fireplace, sofas, and a TV. Here you will also find a modern kitchen and a dining table seating up to 16 guests. The ground floor also includes one double bedroom with a private bathroom, as well as a second bathroom with a shower and a laundry room.

The first floor consists of two double bedrooms, each with a private bathroom, and two additional bedrooms. One has a double bed, while the other has one double bed and one single bed. These two bedrooms share a bathroom.

The second floor consists of one bedroom with a double bed and a private bathroom. In the stone annex, there is another bedroom with one double bed, one single bed, and a bathroom.

The villa's outdoor area

Outside, you can relax beneath the covered terrace, which is located just steps from the swimming pool (12 x 8 m, depth 0.5–1.8 m). From both the terrace and the pool area, you can enjoy beautiful views of the Tuscan countryside. The pool area is equipped with parasols and sun loungers.

You will be staying in a villa that is part of the Tenuta di Frassineto wine estate (approximately a 18 minute drive from Il Granducato), where sustainability, wine production, and authentic Tuscan charm go hand in hand. In addition to Il Granducato, the owners also have another villa called Villa Il Mandorlo, which accommodates up to 22 guests. Each villa has its own private swimming pool.

The wine estate follows a "Think Green" philosophy with organic production and renewable energy. During your stay, you can enjoy wine tastings, guided tours, hiking excursions, cooking classes, and art experiences.

The surrounding area

Il Granducato is located just a 20 minute drive from Arezzo, where an impressive antique market is held on the first Sunday of every month. Cortona, a charming hilltop town with a wonderful atmosphere, shops, restaurants, and breathtaking views, is approximately 30 minutes away by car.

The nearest town is Castiglion Fiorentino (approximately 13 km away), where you will find supermarkets, restaurants, shops, and bars in a charming Tuscan setting.
