Casale San Martino agli Ulivi is named after the 800 olive trees surrounding the property, from which the owners produce significant quantities of olive oil. The country house is beautifully situated in rolling countryside and has been renovated with great care. One of the stones in the old stable still bears the date 1895, although the original core of the property dates back to the 17th century.

The villa and the apartment layout

Here you will find typical terracotta floors, exposed wooden beams and brickwork combined with modern sustainable features such as solar panels and solar collectors, thermally and acoustically insulated interior walls, and certified windows and doors. The property is also self-sufficient in water.

There is room for 10–12 guests in five beautifully furnished bedrooms. The villa is tastefully decorated throughout and offers all modern comforts, including induction hobs, satellite TV, air conditioning, a dishwasher and Wi-Fi.

The three apartments are arranged as follows:

Apartment 1: 2 bedrooms, living room with kitchen and a double sofa bed, and 2 bathrooms. 80 m². This apartment is located on the first floor and is accessed via the main staircase.

Apartment 2: 1 bedroom, living room with an open-plan kitchen, and 1 bathroom. 40 m². Private entrance at pool level.

Apartment 3: 2 double bedrooms, 1 bathroom and 1 separate WC. 90 m². This is the middle apartment and has its own small private outdoor area between the buildings.

The outdoor area

The location offers wonderful views across the entire Val di Chiana Valley. The views are especially impressive from the panoramic swimming pool (9 × 4 m, depth 1.20 m), where you can look towards Montepulciano, Monte Amiata and the shores of Lake Trasimeno. On warm summer evenings, the landscape is bathed in beautiful red colours as the sun sets.

These special moments can be enjoyed from the two charming wrought-iron gazebos, one located in front of the house and the other beside the swimming pool. Both are perfect for outdoor dining, and the old fireplace can also be used as a barbecue.

Experiences in the area

The property is located only about 3 km from the magnificent Etruscan town of Cortona, making it a strategically excellent base for visiting the picturesque art towns of Tuscany and Umbria. It is also particularly well suited to guests who enjoy mountain biking and trekking.

Camucia is just 4.2 km away and offers large supermarkets, restaurants and a weekly market.
