About the Villa

Villa Casale Ruffignano dates back to the 16th century, offering a wonderful blend of authentic Tuscan character and modern comfort. Over the years, the owners have carefully updated the property with contemporary amenities, including air conditioning, a dishwasher, and a washing machine, while preserving its historic soul.

It is easy to imagine generations of an Italian family gathering here over the centuries, and today the villa invites you to become part of its continuing story.

Fortunately, the villa's timeless charm has been lovingly preserved. Exposed stone walls, high ceilings, beautiful traditional flooring, and impressive wooden beams create an authentic Tuscan atmosphere that never loses its appeal. The rustic furnishings have been carefully chosen to complement the villa's history and architectural style.

The villa is spread over three floors.

The ground floor features spacious living areas with comfortable sofas and a fireplace, a large dining room where everyone can gather, a fully equipped kitchen, a guest toilet, and even a charming wine cellar.

On the first floor, there are four double bedrooms, each with its own private en-suite bathroom.

The second floor offers the remaining four double bedrooms, all of which also have private en-suite bathrooms, ensuring comfort and privacy for every guest.

Outdoor Area

Stepping outside, you'll find yourself surrounded by no less than 100 hectares of private land belonging to the estate. Wherever you look, the landscape unfolds into rolling hills and endless shades of green, creating spectacular panoramic views in every direction.

The gardens surrounding the villa are beautifully maintained by the resident caretaker, providing an elegant contrast to the untouched countryside beyond.

There is plenty of lawn for children to play on before making your way down the steps to the private swimming pool (12 x 6 metres, depth 1.0–2.2 metres). Wide entrance steps make it easy to enter the pool—or simply sit, relax, and take in the peaceful surroundings.

After a refreshing swim, comfortable sun loungers await, while the expansive lawns offer plenty of space to unwind in the Tuscan sunshine.

For al fresco dining, gather beneath the shaded pergola and enjoy long meals together while overlooking the breathtaking countryside stretching out before you.

The Local Area

The nearest town is the beautiful hilltop town of Cortona, located approximately 15 km away. Here you'll find supermarkets, restaurants, cafés, and charming local shops. Although the road is winding through the hills, the drive takes only around 25 minutes.

While the villa already feels like the very heart of Tuscany, the neighbouring region of Umbria is less than 30 km away, making it easy to plan memorable day trips to discover another of Italy's most beautiful regions.
