Casale Il Rondò is a spacious and atmospheric villa with a private pool in Umbria, close to the border with Tuscany. The villa accommodates up to 14 guests in 7 bedrooms and 5 bathrooms and is peacefully set amid woodland, gardens and open countryside. This historic farmhouse from the early 1900s has been carefully renovated with great respect for its original character, combining authenticity with comfort, tranquillity and a welcoming atmosphere for all guests.

The outdoor spaces at Casale Il Rondò are designed for relaxation and togetherness. The villa is surrounded by a large, lush garden and woodland, creating a rare sense of privacy and silence. At the heart of the garden lies the private swimming pool, which quickly becomes the natural gathering point on warm days. Here you can swim, relax on sun loungers and enjoy views of the Umbrian landscape.

By the pool area you will also find a barbecue, an outdoor dining table and table tennis, offering both social moments and light activity. In addition, the villa features its own private sauna with changing facilities, located in an annex by the pool, perfect for unwinding after a day of excursions or hiking.

The entire property is fenced, and there is private on site parking with ample space for several cars.

Interior layout

Casale Il Rondò is arranged over two floors and consists of the main villa and an adjoining annex, which is internally connected. This allows you to move freely between the main house and the annex without going outside. The interior combines classic details with modern functionality, offering generous space for both shared living and privacy.

On the ground floor you will find two living rooms with sofas and direct access to the garden, a study with desk and sofa, and a fully equipped kitchen with oven, dishwasher, fridge freezer, microwave, Italian moka and coffee machine, as well as a dining area. This level also includes three bedrooms, two with double beds and one with twin beds, along with two shared bathrooms with showers.

The first floor offers four additional bedrooms, two doubles and two twin rooms, plus two shared bathrooms, one of which features a whirlpool bathtub. The rooms are bright and simply furnished, with a calm atmosphere that reflects the villa’s rural surroundings.

The villa has a total of two kitchens, making it particularly suitable for larger groups who value flexibility and the option of a little extra privacy. Wi Fi is available throughout the house.
