Villa Borgo Gaggioleto accommodates 26–28 guests, distributed across 13 bedrooms and 14 bathrooms.
Borgo Gaggioleto is located on the eastern side of the Chio Valley, beautifully positioned on a hillside 400 metres above sea level. The villas have been carefully restored and are part of a small historic village dating back to the 12th century. The restoration was carried out with great respect for the original architecture, preserving the rustic charm and authentic character of the buildings.
The village of Gaggioleto consists of two independent villas, Il Fienile and La Capanna, as well as a large villa divided into two separate units with individual entrances, La Casa Rosa, and an old small palace consisting of two units, La Palazzina. These properties are rented together as one large villa accommodating up to 28 guests.
The Villa Accommodation
Casa Rosa was originally a medieval manor house and has now been divided into a ground-floor unit and a first-floor unit, each with its own separate entrance. The ground floor features a kitchen with pantry, a spacious living room with fireplace, and three bedrooms: one double bedroom with en-suite bathroom, one twin bedroom with private bathroom, and a third bedroom. Guests on this floor also have access to a small private garden with a barbecue and outdoor dining table seating six people. The first floor is accessed via an external staircase and welcomes guests with a small terrace. Inside, there is a large communal living room, a fully equipped kitchen, and three bedrooms: one double bedroom with en-suite bathroom, one twin bedroom, and one double bedroom.
La Palazzina is a historic building dating back to the 19th century. The first unit is located on the ground floor and consists of a fully equipped kitchen, a communal living area, and one double bedroom with en-suite bathroom. From the ground floor, guests have access to the shared outdoor areas. Moving to the first and second floors, accessed via an internal stone staircase, you'll find the second unit. The first floor features a fully equipped kitchen, a spacious dining room, a large living room with sofa bed, and a bathroom. On the second floor there are two bedrooms: one double bedroom with en-suite bathroom and one bedroom with either a double bed or two single beds, also with an en-suite bathroom.
La Capanna was once used as agricultural storage but has been transformed into a charming independent villa arranged over two floors. On the ground floor, guests will find a living room with fireplace and an open-plan, fully equipped kitchen area. Continuing further, there is a double bedroom with en-suite bathroom, which is accessible for wheelchair users. The first floor offers a double bedroom with en-suite bathroom featuring both a bathtub and shower. La Capanna is surrounded by a small private garden with barbecue facilities and an outdoor dining table seating four guests.
Il Fienile was once an old barn and has been converted into an independent two-storey villa. It features a beautiful private garden and a covered outdoor dining area with barbecue and table seating six guests. The ground floor includes a fully equipped kitchen with fireplace and wood-burning stove, a living room with sofa bed, and a bathroom. The first floor is accessed via a wooden staircase from the living room and offers two double bedrooms, each with an en-suite bathroom.
All properties are equipped with TV, laundry facilities, dishwasher, refrigerator, oven, hairdryer, telephone, Wi-Fi, heating, and air conditioning.
Outdoor Areas
Outside, guests will find a spectacular pool area set among olive groves, offering unforgettable views over the town of Castiglion Fiorentino.
The spacious outdoor area features a large swimming pool (14 x 7 metres) and a hydro-massage pool with space for eight guests. The villas are surrounded by extensive green areas with access to walking trails through the beautiful Tuscan countryside.
The nearby town of Castiglion Fiorentino is famous for its annual festivals and important Etruscan archaeological sites. Thanks to the villa's location, guests also have excellent opportunities to explore the neighbouring region of Umbria.

Experiences and Activities
The villa is owned by the Buccelletti family, who also run a large estate producing organic wine and olive oil, as well as hosting weddings and private events. The activities are managed from the original family villa located just outside Castiglion Fiorentino, with the family's passionate women leading the operation.
The vineyard is located approximately 1.5 km from Borgo Gaggioleto.
