Popolano di Sotto is a small and charming agriturismo with only three holiday apartments, thoroughly renovated in 2005/06 with great respect for the original architectural style.

Welcome to Popolano di Sotto 

More than 20 years ago, the owner, Gian Martino, decided to invite guests from all over the world to his farm. An unused barn was transformed into three cozy and authentic apartments. Having grown up on the farm, Gian Martino wanted to share the many memories and joy that Popolano di Sotto had given him. Over the years, guests from around the world have stayed here, and the family’s philosophy has always remained the same: everyone is welcomed with warmth and genuine curiosity. One of the reasons guests remember their stay so fondly is the weekly pizza evenings in the summer, often arranged at the beginning of the week so everyone can get to know each other.

As Gian Martino says: “We grow as people when we give something of ourselves to others.” That spirit defines the holiday you will experience at Popolano di Sotto.

Outdoor area

Popolano di Sotto is the perfect place for a relaxing holiday in close contact with nature and in complete peace and quiet. There is a wood-fired oven, barbecue, and a lovely swimming pool (12 x 6 m, depth 1.10 – 1.70 m) along with plenty of cozy activities.

Gian Martino and his son Giovanni are always ready with suggestions for excursions and tips on local restaurants. The family also produces walnuts and grapes on the property, and guests have access to the vegetable garden with seasonal produce.

Apartments

Each apartment is simply furnished with a spacious dining area, sofa, kitchen with sink, stove, fridge with freezer, and oven. All apartments have satellite TV and a safe. Each has its own outdoor area where families can enjoy meals outside. For larger groups, there is a big common room for shared meals, also used for pizza evenings if the weather does not allow dining outdoors.

Floors and ceilings are made of cedar wood, adding a special atmosphere indoors. Chestnut wood plays an important role in the local economy and is widely used in the construction, windows, and much of the furniture.

The surrounding area

Popolano di Sotto is located in the northeastern part of Tuscany, on the border with Emilia Romagna, in a beautiful mountainous landscape. There are many excursions to discover in this lesser-known part of Tuscany, and it is also easy to visit Florence by train from Marradi, where parking is free and you avoid traffic and parking challenges in the city.

There is a tennis court in Marradi. Bicycles are available to borrow on-site, and if you want higher-quality bikes, Gian Martino can help arrange rentals, including e-bikes, from a nearby shop. Maps and hiking routes start directly from the property, and there are several official marked trails in the area. Horse riding is also available nearby. Guests bringing a fishing rod can fish in certain stretches of the Lamone River.

Within walking distance (300 m) there is a grocery store, and a pizzeria is about 500 m away. The small village also has a football field. In Marradi (about 4 km away), there are restaurants, shops, and supermarkets. The family recommends Il Camino (4 km) and La Colombaia (5 km).

Popolano di Sotto is a holiday property full of warmth and personality. It is not only attractive in summer – outside the high season it is also very charming. In October, Marradi hosts a chestnut festival every weekend, giving visitors a glimpse into authentic Italy. Hiking and cycling are also especially appealing outside the hot summer months, making it easier to explore and go that extra stretch.
