Agriturismo I Pagliai is located just outside Cortona and consists of a charming cluster of houses set amidst the beautiful Tuscan countryside. Everything you could wish for is here: wonderful hosts who ensure that every detail is taken care of and who are happy to prepare breakfast featuring Mama's delicious homemade tarts. The property also offers a large swimming pool, inviting communal areas, and an excellent location close to Cortona, the picturesque hill town made famous by the book and film Under the Tuscan Sun.
Atmosphere and Outdoor Areas
The spacious garden features a large lawn and an impressive swimming pool (7 x 14 m, depth 1.2–2.2 m), all with beautiful views of the surrounding mountains and countryside. The outdoor areas are ideal for children to play, while also providing the perfect setting for larger gatherings and celebrations. Whether you are planning a wedding, celebrating a milestone birthday, or simply enjoying time together with family and friends, the property offers plenty of space to gather without everyone having to be together all the time. There are numerous areas where guests can enjoy both socialising and privacy.
Accommodation
The entire estate accommodates 20 guests, with space for up to 5 additional guests, across two buildings comprising four self-contained apartments: Casa Tobia Sopra, Casa Tobia Sotto, I Pagliai Sopra, and I Pagliai Sotto. When booking the entire property, guests enjoy exclusive use of the swimming pool.
There are also two charming communal rooms—one designed for shared dinners and one for breakfast. These spaces are also used for weddings and private events.
Casa Tobia has recently been renovated and offers every modern comfort. The building consists of two independent apartments, each accommodating up to four guests.
A picturesque stone pathway leads to a fully furnished terrace, perfect for outdoor dining. The ground-floor apartment features a spacious open-plan kitchen and dining area with a fireplace and comfortable seating. The interiors have been decorated in traditional Tuscan style, creating a warm and welcoming atmosphere. On the same floor are two double bedrooms, each with wrought-iron beds and an en-suite bathroom.
An external covered staircase leads to the first-floor apartment, which offers a fully equipped kitchen with dining area, two double bedrooms, and a bathroom with shower.
Dating back to the 19th century, I Pagliai has been beautifully restored and divided into two apartments.
I Pagliai Sopra is a spacious 270 m² apartment, ideal for up to eight guests. The first floor features a large kitchen with fireplace, a kitchenette, a living room, one double bedroom, and a bathroom with shower. On the second floor there is another double bedroom with en-suite bathroom and shower, as well as a large family bedroom with one double bed, two single beds, and a bathroom with bathtub.
The apartment is furnished in traditional Tuscan country style, with terracotta floors, exposed wooden beams, and wrought-iron beds. A covered terrace provides the perfect setting for shared meals.
I Pagliai Sotto is a 90 m² apartment accommodating up to four guests. It comprises a spacious open-plan kitchen and living area, two generous double bedrooms, each with an en-suite bathroom, as well as a private garden complete with a barbecue and wood-fired oven.

Agriturismo I Pagliai was one of the very first agriturismi established in the area. For almost 20 years, it has been lovingly maintained by two generations of the same family, whose passion and dedication are evident throughout the property.
