Podere Merlino is a villa for eight guests, offering four bedrooms and three bathrooms.

This charming villa is located just a few kilometres from Cortona and Camucia, surrounded by agricultural fields (with sunflowers, if you are lucky) and beautiful countryside.

Description of the Villa

This renovated property is arranged over two levels and has a warm, personal atmosphere, making it the perfect base for a countryside holiday in Italy.

There are several entrances to the ground floor, creating a wonderful connection between the indoor and outdoor spaces. Inside, you will find a practical and comfortable living room with sofas and a fireplace, providing the perfect place to relax and unwind after a day of exploring.

The dining room and kitchen are separated by a large internal archway, creating an open and spacious feeling with a natural flow between the rooms.

The kitchen is truly a highlight of the villa, offering a large and well-equipped space with a dishwasher, oven, hob, cooking island and plenty of worktop space. There is also direct access to the garden, making cooking and serving meals a real pleasure. Meals can easily be enjoyed outdoors either on the covered terrace next to the house or at the covered dining area in the garden.

The ground floor also includes a full bathroom with shower and a double bedroom, making it ideal for guests who prefer easy access to all facilities on one level.

A staircase leads to the first floor, where the remaining bedrooms are located. Here you will find a double bedroom with its own en-suite bathroom, another double bedroom and a bedroom with two single beds, which share a bathroom with a shower. All bedrooms are decorated in bright colours, creating a calm and relaxing atmosphere. The bedrooms are also equipped with air conditioning.

On this floor, there is also a small fitness room with some equipment for guests who wish to stay active during their holiday.

Outdoor Area with Private Pool

Outside, a large lawn surrounds the villa, with mature trees providing both atmosphere and welcome shade from the warm Tuscan sun.

At the heart of the garden lies the refreshing swimming pool (4 x 8 metres), which is completely private for your use. The pool area is enclosed by a hedge and a gate, making it ideal for families with children. The pool features Roman steps, sun loungers, tables and parasols, creating the perfect setting for relaxation and fun in the water.

There is also an outdoor shower, allowing you to rinse off before and after enjoying a swim.

The Area Where You Stay

Podere Merlino is located in a peaceful area near Cortona, Lucignano and Castiglion Fiorentino. It is an excellent base for exploring some of the most beautiful places in Tuscany, including the art cities of Arezzo, Siena and Florence, as well as the impressive landscapes of the Orcia Valley, Chianti and Crete Senesi.

During your stay, you will certainly appreciate the large supermarkets in Camucia (7.6 km away) and enjoy exploring the charming medieval towns of Cortona and Castiglion Fiorentino.
