The Villa Layout

The villa is divided into two identical units, each spread over two floors. Every unit accommodates 8–10 guests and has the same layout.

On the ground floor, you enter directly into the open-plan living and dining area, which connects to the kitchen through a charming archway. The kitchen is fully equipped with a hob, oven, refrigerator, and freezer.

From the dining area, you step into the bright living room, where large windows flood the space with natural light, creating the feel of a conservatory. Here, you can relax and enjoy beautiful views of the lush garden and its many shades of green while sitting comfortably indoors.

Also on the ground floor, you will find one double bedroom and one bathroom with a shower.

On the first floor, there is another double bedroom with an en-suite bathroom, as well as one bedroom with two single beds and another double bedroom. These latter two bedrooms share a bathroom with a shower.

Each unit therefore offers four bedrooms, three bathrooms, one kitchen, and a spacious living and dining area with comfortable seating. Altogether, the villa provides 8 bedrooms, 6 bathrooms, 2 kitchens, and 2 living and dining areas.

A Wonderful Outdoor Setting

As beautiful and comfortable as the villa is indoors, the real magic happens outside.

The highlight is undoubtedly the beautiful swimming pool (5 × 3 metres / 15 × 5 metres, depth 1.3 metres), which enjoys stunning views across the surrounding countryside. Countless shades of green blend together to create a breathtaking natural palette that you can admire while swimming, relaxing on a sun lounger beneath a parasol, or playing on the lawn behind the pool.

In addition to enjoying the pool and spacious garden, guests also have exclusive use of a lovely tennis court. Bring your rackets and balls and organise friendly daily tournaments to decide who cooks dinner, washes the dishes, or gets to relax with an Aperol Spritz on the covered terrace.

The garden is criss-crossed by charming footpaths leading to the villa, the pool area, and the covered terraces. One of the terraces, located near the pool, also features a barbecue—perfect for preparing delicious meals using fresh local produce purchased at the nearby markets.

Experiences at the Villa and in the Surrounding Area

Besides exploring the local markets for fresh ingredients and enjoying the villa's many leisure facilities—whether playing tennis, swimming, or simply soaking up the sun—you also have the opportunity to join a cooking class. Here, you'll enjoy an authentic Italian culinary experience, learn a few local kitchen secrets, and create wonderful memories to take home with you.

There is plenty to discover both on the estate itself and in the surrounding countryside. In addition, some of Central Italy's most charming towns and cities are within easy reach, including Umbertide, Perugia, Cortona, Assisi, Arezzo, and Orvieto—just to mention a few of the destinations that I personally enjoy visiting whenever I am in this region.

The nearest larger town is Umbertide, approximately 7 km away, where you'll find supermarkets, shops, cafés, and other amenities.

Casa Uliveto is the perfect villa for several families or larger groups wishing to experience both Umbria and Tuscany together. It offers ample space to relax, play, spend quality time together, and create lasting memories, while also serving as an excellent base from which to explore this beautiful part of Italy.
